About the Role

As a Senior Maintenance Operative lead a small team of maintenance operatives, developing key skills and competency, ensuring all tasks are completed to a competent level and recognising high standard of practice, completing work to current building and welfare regulations.

Your responsibilities will include:

  • Carrying out Contractor Control Site Management; Site Survey, authorised Risk assessment & method statement management, Site induction, Permit to work, Monitoring of instructed works and adhering to Site rules.
  • Carrying out administrational tasks to support the Property Dept; task reporting, communication to internal and external customers, reactive maintenance management.
  • Efficiently and effectively responding to building, welfare & plant breakdowns, ensuring preventative action to minimise future defects and hazards.
  • Health & Safety is a big aspect of the role so you will be required to ensure that all Health & Safety Policies and Procedures are followed and practiced. 
  • Carrying out planned periodic inspections; Fire Detection & Sprinkler systems, Fire fighting equipment, Fire door and access & egress systems, immediately reporting of any defective Fire systems or discharged equipment.
  • Carrying out, assisting in and mentoring in planned preventative and reactive maintenance tasks within a warehouse and office building environment; roof maintenance, Internal & external lighting lamp replacements, Emergency lighting inspection, toilet & welfare facilities, plumbing repairs, drainage systems, mechanical and electrical plant, external grounds maintenance, refurbishment work, office furniture moves, deep cleaning.

About You

 

  • Qualifications to include; IOSH Managing Safely, IPAF / PASMA, Grinding & Abrasive wheels.  
  • Knowledge of Health & Safety legislation.
  • Previous experience of working in an in house maintenance environment and managing small facilities team would both be beneficial
  • God knowledge of electrical & plumbing installations and competent to identify and evaluate defects safely
  • Able to effectively organise own workload and the workloads of others
  • Ability to communicate clearly and effectively through oral and written form.
  • Able to understand and apply regulations (Health & Safety, manual handling etc)
  • Good interpersonal skills as the role involves interacting with people at all levels both internally and externally. 
  • Ability to manage and multiple of tasks whilst maintaining a high degree of accuracy and attention to detail.
  • Able to confidently and be capable to discuss directly with contractors on complex requirements.
  • Working Knowledge of using operational and maintenance manuals.
  • Able to show imitative and work proactively to meet site maintenance requirements.
  • Highly motivated self starter who is able to work with minimum supervision.
  • Enthusiastic and wanting to develop new skills.
  • Calm and patient who can work under pressure.
  • Available to work outside normal working hours when required.
